Are you interested in obtaining a residency visa in Brazil through real estate investment?
If you are a foreigner looking to invest in Brazilian real estate and secure a residency visa, this article will guide you through the requirements, necessary documents, and the process for acquiring an investor visa via real estate in Brazil.
Why Invest in Brazilian Real Estate?
Brazil is a popular destination for foreign investors due to its growing real estate market, especially in major cities and developing regions. Along with the opportunity to own property, investors can obtain a temporary residency visa, which can later be converted into permanent residency under specific conditions.
1. What Are the Requirements to Obtain a Residency Visa Through Real Estate Investment?
To be eligible for the real estate investment residency visa in Brazil, you must invest a minimum of BRL 1,000,000.00 (one million Brazilian reais) in urban property.
If you choose to invest in the North or Northeast regions of the country, the minimum investment amount is reduced to BRL 700,000.00, making these areas particularly attractive for investors.
2. Types of Eligible Real Estate Investments
You can invest in:
An already constructed property: purchasing a completed property (for instance, house or appartement).
A property under construction: investing in a property that is still being built.
You may also acquire multiple properties, provided the total sum of your purchases meets the minimum investment requirement.
3. What Documents Are Required for the Visa Application?
To obtain the real estate investment visa in Brazil, you will need to provide specific documents that prove your investment:
a) If purchasing a constructed property:
Property ownership certificate: proving you are the legal owner.
Bank statement: showing the international transfer of funds for the purchase.
b) If investing in a property under construction:
Registered sales contract: the promise of sale agreement, duly registered.
Bank statement: proving the transfer of funds.
Construction permit: issued in compliance with Brazilian law.
Incorporation memorandum: officially registered.
In addition to the documents related to the real estate transaction, you must present your personal documents, such as a passport, birth certificate, and criminal background check.
And please note, all documents issued outside of Brazil must be apostilled (and if your country is not part of the Apostille Convention, the documents must be legalized at the Brazilian consulate) and translated by a sworn translator registered in Brazil
4. Duration of the Residency Permit in Brazil
The initial residency authorization is valid for 4 years. After this period, you may apply for permanent residency, as long as the investment is maintained.
5. What Are the Residency Requirements?
To maintain your visa, you must reside in Brazil for at least 14 days every two years. This can be done through multiple visits or during a single stay.
6. How to Avoid Losing Your Residency Visa Through Real Estate Investment
Your visa can be canceled if the investment is no longer valid or if false information was provided during the application process. Make sure to meet all legal obligations to avoid losing your residency.
